Where Selling Meets Moving
Selling your home is only half the story. The real challenge is often finding your next one. It can be a real quandary for sellers; should you sell first, or find first?

At The Lark Partnership, we understand the bigger picture. Even after we’ve agreed the sale of your home, our job isn’t done until your purchase is secured. That’s why, for sellers who have used The Lark Partnership and are looking to remain in Suffolk, North Essex, or South Norfolk, we take a proactive approach to help you complete the chain and keep your move progressing smoothly.

Here’s how we do it:

Targeted searches

We don’t just wait for the right home to appear online. Using technology and local knowledge, we can identify properties in your chosen roads or favoured locations, even homes not currently on the market, where owners may be open to selling; and we approach them directly on your behalf.

Support with open-market homes

If your dream home is listed with another agent, we’ll register your details on your behalf, arrange and attend viewings with you, and provide expert guidance throughout the process.

Experience-led insight

We spot the bigger picture and ask the questions many buyers wouldn’t think to enquire about. What’s motivating the seller? Do they need to find an onward purchase? Could the chain hold things up? Are there past sales or competing offers to consider? We guide you through these wider factors so you can move forward with clarity.

Due diligence with contractors

Are you considering an offer on this home with plans to extend, renovate, or upgrade? If so, we can connect you with trusted local specialists who can provide condition assessments, feasibility advice, and cost estimates before you commit. Taking these steps early can help you avoid the need to renegotiate later, making your offer stronger and more credible.

Handling the details

We present your financial position and conveyancer details to the seller or their agent. Because we’re already managing the sale of your own home, we can also provide full chain information. This reassures the other side that you’re a serious, ready-to-proceed buyer.

Taking the stress out of negotiations

We understand that negotiating can be one of the most stressful parts of buying a home. That’s why we can handle all negotiations on your behalf, using our experience and market knowledge to secure the best possible deal for you. You can trust us to advocate for your interests, keep communication clear, and guide you confidently through every step of the process.

Ready To Go
If this service suits your situation, we’ll have your purchase ready to go and your move fully under control. Your only job? Call your conveyancer to confirm you’ve secured your new home!

Don’t take our word for it…

The Lark Partnership agreed the sale of my home. I had already been on the market with another agent and was so pleased to finally agree a sale. Not wanting to risk anything with my buyer, I agreed to break the chain and move into temporary accommodation if needed, as I needed to relocate closer to family. Having not looked at homes for nearly 20 years, this was a completely new experience. I had no idea what the process involved nowadays and had overlooked costs like stamp duty and other fees involved in buying a home.

I met with the team, and we went through various websites together. I found five properties I liked, and they contacted the agents and arranged all the appointments. We started at 9am, and I was chauffeured around, everything wrapped up by 2pm! I didn’t find my ideal home on that trip, but it really helped me clarify what I did and didn’t want.

A few weeks later, The Lark Partnership reached out with details of a property that wasn’t even on the market. They had approached the owners directly in a village I had really liked during my earlier viewing trip with Luan, and they arranged a private viewing of this property. It was perfect, exactly what I wanted and in the right location. The sellers wouldn’t be able to move for another six months due to schooling, but I have now arranged to move in with my family and store my belongings for a couple of months between my sale and purchase. The team handled all the negotiations, ensuring everything fitted around my chain and timing, and I couldn’t be happier with the outcome!

I’ve never had a viewers’ agent attend a viewing before, but it made a real difference. The Lark Partnership knew the seller’s property inside out and could give real insight into how it could be adapted for this buyer, including potential conversion of a conservatory into a proper extension. They even organised a builder to come and provide advice and costings, and I could explain to my seller why that visit was happening. It was reassuring for them to see the buyer had done their homework before making an offer.

Everything was provided upfront including the ID, proof of funds, conveyancer details, and the chain information. With the property vacant and the client living abroad, this level of preparation and clarity helped us get the deal done quickly and smoothly.

The Lark Partnership agreed the sale of my family home. I was downsizing after buying the property with my elderly parents back in 2010, and this was my first time buying a home on my own. It felt like such a big decision. You miss that second pair of eyes and reassuring confidence you get when buying with someone else.

After my sale was agreed, I found a property in the perfect location and asked The Lark Partnership to view it with me. On reflection, it wasn’t right — too costly to make it work — and talking it through with them helped me come to that conclusion with a realistic perspective. They made me realise that the cost, stress, and disruption of undertaking all that work just wasn’t practical for my situation.

A few weeks later, Luan sent me details of another property listed with another agent, just outside the area that I had been focusing on. I viewed it, loved it, and brought Luan to my second viewing. She asked all the right questions about the seller’s position and timings with the agent showing us around. Before negotiations began, we had a discussion, so she knew the maximum I was willing to spend for this property.

I’ve never negotiated on a home myself, so to have The Lark Partnership handle it all was incredible. After a couple of days of negotiations, I simply got the call: ‘you’ve secured it for ‘£X, Congratulations!’

I engaged The Lark Partnership to sell my house, and they were quick to secure a buyer. I hadn’t viewed any properties prior to selling and so I started the long job of trawling through websites and Rightmove! However, finding my next home was not as easy as I thought it would be! I wasn’t sure of my preferred area nor which type of house I was looking for. I could see this was going to be the more stressful side of moving.

While chatting with the team, they told me about the service they offer in searching for a suitable property on their client’s behalf. It was such a turning point for me. I gave them my wish list and a few properties I thought I could be interested in, and they did the rest! Most of the properties were on the market with other agents but they made appointments on my behalf and accompanied me on the viewings. Their knowledge of the market and what I should be looking out for when viewing really helped to narrow the search.

When I did find the right property, The Lark Partnership negotiated on my behalf, taking the stress away from me, and we secured a purchase at a great price! I could not recommend them highly enough.
