The Challenge
We were asked by a seller to reappraise their property. The client had been on the market with another agent for several months, receiving several viewings but no offers and had reduced the price twice during this time. She was struggling to understand why potential buyers were not committing and felt completely overwhelmed by the process.
The reason for the sale was deeply personal. Her husband had unexpectedly passed away the year before, leaving her to manage the sale of their home while simultaneously winding down his business, caring for three children, and navigating her own grief, as well as supporting her children through theirs. Because she was clearly facing such a difficult time, some agents avoided having the necessary conversations to help improve the property’s presentation. At the same time, they were quick to sympathise with buyers who criticised the home and, despite recommending twice that the seller reduce the price, which she had done and still the property still failed to sell.
Simple cosmetic jobs had gone unattended, the garden was completely overgrown, the double garage had become a dumping ground that you couldn’t even walk into, and the property wasn’t clean. The previous agent had carried out viewings but provided little feedback, leaving the seller without support or guidance.
It was clear that the seller didn’t know where to start, simply navigating each day as it came. Without support, the property risked remaining on the market for months without reaching its full potential. Even if a sale had been agreed, it likely wouldn’t have achieved the best price; most buyers would have been deterred by the apparent upkeep and perceived costly work, ultimately reducing the equity the seller could realise.
Our Strategy

- Conducted a thorough walk-through with the seller to identify and discuss everything affecting the property’s presentation: cosmetic issues, clutter, garden overgrowth, garage disorganisation, scuffed surfaces, damaged doors, cracked window panes, worn external paintwork on key features such as the balcony, and a full utility room where surfaces and sinks were completely obscured, plus general cleanliness.
- Prioritised actions that would have the most immediate impact on first impressions, helping the seller feel in control while also being practical about the fact that inaction could affect her equity, or even prevent a sale from being agreed altogether.
Step 2: Practical Support and Project Management
- Organised a painting contractor to refresh key areas and a carpenter to attend to damaged sash windows.
- Cleared and organised the garage to maximise usable space and arranged a garden clearance to restore tidiness.
- Scheduled professional cleaning at regular intervals throughout the marketing period.
- Scheduled viewings on two fixed days per week (one weekday, one weekend), minimising stress for the seller. Viewings were coordinated alongside ongoing cleaning to ensure the property remained show-ready, while allowing the seller to live comfortably without ad-hoc requests.
Step 3: Documentation and Compliance
- Assisted the seller in sorting through all property-related paperwork previously managed by her late husband, including boiler service records, electrical certificates, and guarantees related to the property and its extensions.
- Collated and organised all documents, then passed them to the seller’s conveyancer to reduce stress and expedite the legal process once a sale was agreed.
Step 4: Marketing Refresh
- Re-launched the property with new professional photography to highlight its period features and charm.
- Ensured the garden and key interior spaces looked their best in every image.
- Maintained the original asking price from the previous agent, but significantly improved presentation and buyer experience.

- Provided guidance and reassurance throughout the process, alleviating the pressure of juggling viewings, property maintenance, and personal grief.
