The first thing you notice about Karen is how calm and reassuring she is. She has a natural curiosity that makes people feel heard, she listens thoughtfully, without interruption or judgement, creating space for clients or colleagues to feel truly understood.

Karen has been a vital part of our team for the past five years. As LARK’s right hand woman, she not only guides our clients through every step of the process but also helps steer the direction of the business.

Karen began her property career in 1997 as a trainee negotiator in corporate agency and has since built her expertise across a wide range of roles within the industry. She progressed to branch manager before moving into an office-based position with a mortgage servicing company while bringing up her two daughters, an experience that balanced family life while further broadening her knowledge of all thing’s property. Five years ago, she returned to estate agency full time when she joined the team, bringing with her a wealth of experience and perspective.

Karen brings knowledge in every aspect of the selling process. She advises clients on how best to present and list their homes for sale, keeps sellers updated throughout the campaign, carries out viewings, negotiates offers, and liaises between buyers, sellers, and solicitors to ensure a smooth journey to exchange.

With property in her veins and a genuine passion for people, Karen offers calm professionalism, broad expertise, and a grounded, reassuring presence. She’s also a deep thinker — no stranger to arriving in the morning with, “So, I was up last night thinking about ‘X’ house, and what do you think about this…” It’s part of her charm (and brilliance); Karen is the expert in tailored solutions, weighing up every angle to make sure a seller’s goals and circumstances are fully considered. With her, you’ll never get a one-size-fits-all approach, only strategies that are thoughtful, personal, and perfectly aligned with what’s best for you… often dreamt up at 3am while replaying a seller conversation in her head!

Clients and teammates alike rely on Karen for her calm, organised approach and her remarkable attention to detail. She has an instinctive sense of timing, whether it’s knowing exactly when to chase a solicitor or when to gently remind one of us that it is time to leave for an appointment (her timekeeping is legendary!). Karen is the one who keeps everything running smoothly behind the scenes, always thinking two steps ahead, and doing it all with kindness, patience, and just the right touch of humour.

In summer, she brightens our desks with flowers from her beautiful garden, and thanks to her, there’s never a shortage of Babybels or spare Tupperware in the office. She brings the same thoughtful, generous energy to clients too, always ready with a reassuring word, practical advice, and a steady hand no matter what the day brings.
